About the business units
No structural alterations may be made within the unit without prior discussion and written approval of the manager, and in some instances, building control.
No load bearing shelves or equipment should be fixed to the walls.
Dexion or similar should be used so that weight is taken on the floor. Written permission must be given by the manager before extraction fans or ducting fans are installed.
Due to fire regulations:
- Sub-divisions must be provided with visual access from one side of the sub-division to the other. This will take the form of a viewing panel of appropriate size and position in either the panel or the door.
- Full height sub-divisions will not be permitted within a unit, having a roof or ceiling.
- All materials used must be fire resistant.
- Permission to roof in a unit may be refused by building control.
- A written application must be sent to the manager, with a sketch and a list of proposed materials. At the tenant’s own cost, all structural alterations carried out by the tenant, must be removed and the unit reinstated to a condition similar to that at 'handover' prior to final vacation. The tenant will also be responsible for any associated costs with regard to amendments to the fire risk assessment.
Plymouth City Council will not accept modification, additions, upgrading or improvements to units in lieu of reinstatement. You may decorate or furnish the inside of the unit to your own requirements. You will, however, have to return the unit 'as found' when you vacate.
The outside of the building and common areas such as toilets and corridors will as a whole be decorated and maintained by Plymouth City Council.
