The tenancy agreement

The tenancy agreement is referred to as a tenancy at will. It is a licence to operate a business from the premises and therefore contains no security of tenure.

The terms of the tenancy allow the tenant to terminate the agreement at very short notice - in theory, 24 hours, but in practice, Plymouth City Council would appreciate as much notice as you can possibly give, so that we can make arrangements for your vacation.

There is no penalty imposed for early termination, because you are not 'tied' to any leasing agreement.

Reserving a unit

  • At the time of formally reserving a unit at City Business Park, a deposit payment will be required. Cheques should be made payable to Plymouth City Council.
  • We would not, as a general rule, reserve a unit without payment of a deposit. This ruling applies to new tenants and existing tenants taking additional or alternative units.
  • Deposits are held to cover reinstatement costs upon vacation of each unit occupied during your tenancy. When tenants leave City Business Park, the deposit will be returned less any reinstatement costs or other charges and arrears on the account at that time. Should you occupy more than one unit during your tenancy, the level of your deposit will be reviewed and may require updating.
  • An applicant not proceeding with the tenancy as arranged will be liable for rent due from the agreed date. Should the tenancy not be taken up, the revenue lost will be deducted from the deposit together with a minimum administration fee of £20.
  • A tenancy agreement, in duplicate, will be prepared for signature by the applicant. After countersigning by Plymouth City Council, one copy will be returned to the applicant for retention. Any tenant vacating with less than one month's occupation will be charged a £20 administration fee, to cover cost of raising documentation, in addition to the rent due. This will be deducted from the deposit before repayment.
  • Tenancy is granted subject to the receipt of satisfactory references.
  • Any tenant whose activities require special modifications to the unit to meet fire.
  • Hygiene and/or safety regulations must carry out this work at their own expense.
  • Details of the proposed work must be submitted to the manager for written approval prior to commencement. Rent will become due immediately access is granted to commence this work.

Rental police and collection procedure

  • Rent payment - rent is due on the first day of each month in advance. Our preferred method of payment is by direct debit.

Arrangements for moving in

  • You will be able to move in on condition that the deposit and first month’s rent are paid, satisfactory references are received, you have returned a signed tenancy agreement, and the unit is ready for occupation.
