Planning considerations

What are planning considerations?

When making comments on a planning application you might want to base your comments on the issues that the Planning Officer may be able to consider, these are called material planning considerations.

These can include:

  • Loss of light or overshadowing
  • Overlooking/loss of privacy
  • Strategic views
  • Transport problems
  • Noise and disturbance resulting from use
  • Hazardous materials
  • Smells
  • Loss of trees
  • Effect on Listed buildings and Conservation areas
  • Layout and density of building
  • Design, appearance and materials
  • Landscaping
  • Local, strategic, regional and national policies (including Plymouth’s Local Development Framework)
  • Disabled persons’ access
  • Previous planning decisions (including appeal decisions)
  • Nature conservation
  • Archaeology

Examples of issues that are not planning considerations include the loss of value on a property, the loss of a person’s private view, ownership, personal circumstances and moral issues.
