If your property has been empty for two years (before you start work) and you're using builders to complete the works, then you may be eligible for a reduced rate of just five per cent VAT on repairs, maintenance or improvements.
If your property has been empty for more than ten years (before you start work) and you'll be using it for residential purposes after the work is completed, you may be eligible for zero rated VAT.
It's difficult to reclaim overpaid VAT so you need to be aware of these discounts before you start work and make sure your builders understand the rules so they invoice you correctly. Further information is available on GOV.UK.
We can also support your application by providing a free statement confirming your property has been empty for at least two or ten years.

Converting an empty space above a commercial unit into residential accommodation makes economic sense and can provide surveillance and security for your business. In some cases you may not need planning permission and be eligible for a reduction rate of VAT on building materials and services.
