Small land sales

Please see the Small Land Sale process document, which confirms that If we are able to sell the requested land to you, in addition to the purchase price, you as the buyer must pay for all the Council’s fees and your own costs associated with the transaction.

The minimum fee for any transaction is £950 (plus VAT where applicable), this could be more depending on the complexity of your request. If Loss of Open Space notices are required these are approximately £850 plus VAT and a valuation typically costs upward of £450 plus VAT.

If for whatever reason the transaction does not complete the Council cannot reimburse any expenses you incur.

Under S.123 (2) of the Local Government Act 1972 the Council has a statutory duty to obtain the best consideration for any land it sells. This could include a share of any value buying the land adds to your existing property.

Furthermore, depending on how you intend to use the land in question, you may also need to apply for a planning consent or a change of use. This is a separate process administered by the Local Planning Authority and it will be the buyer’s responsibility to make any necessary applications

Finally, we would like to inform you that we are currently unable to deal with any small land purchases, as resources are limited due to the current situation with Covid-19. We are happy to log your enquiry and take the matter further once this is all over. Alternatively, you can resubmit a request at a later date.
