Fees and charges
Fee increases occur annually in line with inflation. Changes to fees are updated every January.
Charges for our Building Control Service have been established to cover the cost of the service.
The charges for the majority of domestic work are expected to be standard charges, which are listed below.
If the type of application you would like to or are required to deposit or the building work you propose is not listed, it can be individually determined dependent on complexity, risk, time on site and cost of works.

Non-domestic fees
For non-domestic work please contact us for an individually assessed charge. Our calculation is based on the criteria given in the CIPFA guidance and includes:
- Contract length/time on site
- Estimated cost of works
- Complexity of the work
- Quality of the plans by the architect/designer
- Experience of the contractors
- Any pre-app meetings already attended (excluding the first hour).

Building work for a disabled person
Building work carried out solely for the benefit of a disabled person is exempt from Building Regulation charges. If you are claiming an exemption from charges on behalf of a disabled person, use the online form to make this declaration.
A certificate or letter is required from a health professional to this effect (for example from a doctor or occupational therapist) in support of an application for exemption from charges.

What can you expect from us?
Prior to our first site inspection, we will call ahead to discuss a programme of site inspections – the Building Control Officer will confirm the required statutory site inspections and discuss other site inspections that may be needed. The officer will not be present on-site for a majority of the building work and they will not act as a ‘clerk of works’.
The primary responsibility for ensuring the work complies with the requirements rests with those who commission it and those who do the work.
The role of Building Control is to act as an independent third-party assessor throughout the design and construction phase to consider compliance to ‘the Requirements.’ The primary function of the service is:
- to give advice on how the requirements apply to relevant building work
- to check the proposed plans and construction specification for a Full Plans application
- to conduct a series of site inspections as the building work progresses
- on receiving notification of the building work being complete, after taking all reasonable steps, to issue a completion certificate when satisfied that the requirements of the regulations have been met.
