An energy performance certificate (EPC) rates the energy efficiency of your property. It measures how much power and energy you need to run the property.
EPCs:
- range from A (the most efficient) to G (the least efficient)
- must be provided to tenants by the landlord
- are valid for 10 years
If the property is marketed for letting then it must have a valid EPC.

Minimum Energy Efficiency Standard (MEES)
The Minimum Energy Efficiency Standard (MEES) set a minimum energy efficiency level for private rented properties.
- Rented properties need to have an EPC rating of at least E.
- Properties with an EPC rating of F or G cannot be rented unless they have a PRS exemption.
If your property is empty and not available for let, you don't need to meet the EPC requirement until it's available for let.
Penalties
If a property is being let and it doesn't meet the MEES requirements, we can issue a penalty of up to £5000 per property.
