When you need planning permission

Most building works or changes to the use of land or buildings will require planning permission. However, there are a wide range of developments that do not need planning permission (referred to as Permitted Development rights). Please ensure you check if you need planning permission before you start work as the rules do change.

If you are looking to carry out works to a residential property, please visit the Home Improvement Projects page on the Planning Portal. The Interactive House guides are useful and should be able to tell you if you need planning permission. If you are unable to confirm or require confirmation on the need for planning permission, you can book a Face-2-Face meeting with a planning officer. This service costs £57 for one hour. At the meeting we can tell you if you need planning permission and take you through the application process. For more in-depth advice, you can submit a pre-application enquiry. This service costs £114, which includes up to a one hour meeting and one piece of written comments.

If your query relates specifically to a change of use, please visit the Change of Use page on the Planning Portal. Should you wish to obtain further information on the requirement for or the likelihood of obtaining planning permission, you can submit a pre-application enquiry.
